Electrical Design Brief: |
|
• |
POWER SOURCE |
• |
GENERATOR BACK-UP |
• |
100% back up for essential services like elevators, common lighting etc and Office space. |
• |
Power substation of capacity 2x2000KVA located within the campus. |
• |
Higher power load (15W/sq.ft.) for computers and communication equipments. |
• |
SAFETY REQUIREMENT |
• |
Basic Grounding System and Protection against Lightning and Excess Voltages. |
• |
Basic grounding will be designed in accordance with the provisions under prevailing State Electricity Law. |
• |
The basic grounding resistance shall not exceed 1 Ohm. |
• |
Grounding conductors will be laid all along electrical and data raceways apart from installing efficient Earthing in Power distribution board. |
• |
The protection against lightning shall be in accordance to IEEE i.e. Lightning arresters and grounding. |
• |
To prevent the magnetic interferences, such of those equipments, which produce high volume of magnetic field, shall be proposed to be located at a distant place. |
• |
Surge protection. |

|
Centralized Air-conditioning: |
|
• |
The Air Conditioning system is designed as per the latest American Society of Heating, Air Conditioning and Refrigeration Engineers Standards (ASHRAE). |
• |
The provision will be made in the base building requirement to meet the Energy conservation codes and standards because they have a major impact on design and performance of the Air conditioning system. |
• |
The provision has been made for having Demand Control Ventilation (DCV) system in the office area to achieve better Indoor Air Quality (IAQ). Outdoor air ventilation rate as prescribed by ASHRARE Standard 62 can be a major portion of the total load. |
• |
Chill water run centralized air-conditioning is provided for the building with the a/c ducts terminating to every unit separately. |
• |
Separate AHU’s for each floor. |
• |
Results in lower power consumption with a longer life span as compared to packaged units. |
• |
Saves valuable office space. |
|
|
Plumbing & Sanitary: |
|
• |
WATER SUPPLY |
• |
SOURCE OF WATER |
• |
The source of water supply for the proposed buildings shall be served from BWSSB / Bore wells of sufficient yield. |
• |
WATER REQUIREMENT |
• |
In assessing the water requirement, due consideration are given to the local needs, people habits and climatic conditions. Plumbing fixtures, devices and appurtenances shall be supplied with water in sufficient volume and at pressures adequate to enable them to function properly and without undue noise under normal conditions of use. |
• |
The water requirement for the building has been worked out as per SP 35 and National Building Code (NBC). The building equipped with plumbing fixtures and utilized for human occupancy/habitations will be provided with potable supply water in the amounts and at pressure specified as per IS code / National Building Code. |
• |
Domestic water requirement has been worked out considering 60 liters per person per day. |
• |
TREATMENT OF WATER |
• |
SOIL, WASTE AND VENT PIPE SYSTEM |
• |
SEWERAGE SYSTEM |
• |
BASEMENT DRAINAGE SYSTEM |
• |
SEWAGE TREATMENT PLANT (STP) |
|
|
Rain Water Harvesting: |
|
• |
REUSAGE OF RAIN WATER |
• |
PERCULATION PIT |
• |
ENHANCE GROUND WATER TABLE |
• |
USAGE OF WATER FOR NON-POTABLE PURPOSE |
|
|
Fire Fighting System: |
|
• |
The main resources for Fire Fighting System would be Fire Hydrant System, Automatic Sprinkler System with static storage, piping, wet risers and stand pipes along, with the pumping system. Fire extinguishers and signages shall be provided as per the National Building Code (NBC) and Karnataka state fire force. (KSFS) |
• |

• |
FIRE ASSEMBLY POINTS |
• |
PUBLIC ADDRESS SYSTEM |
|
|
Elevators: |
|
• |
3 Nos. Passenger Lift of 13 pax capacity. |
• |
1 Nos. Service lift of 6 ton capacity. |
|
|
Security: |
|
• |
24 hours security provided by professional security companies. |
• |
Fire protection system includes smoke detectors, wet risers and hose reels, auto sprinklers in the basement. |
• |
Two fire exit staircases. |
• |
CTV at the security Block. |
• |
Personal address system in the common area. |
|
|
Building Management System (BMS): |
|
• |
BMS controls HVAC, Fire detection & Alarm System, Lighting in general areas and electrical and power supply system |
• |
BMS to monitor and control all fire detectors and monitor water tank levels, header pressures, operations of jockey, standby pumps and will even pinpoint the exact location of fire and the alarm system will be activated automatically. |
• |
BMS will result in lower fire insurance premium. |
